WHO WE ARE
Industrial Group Southwest, LLC (“IGX”) is a fully-integrated real estate operating company specializing in the acquisition and development of business parks and buildings for business space, industrial, distribution and manufacturing users. These buildings are available for sale or lease.
IGX operates in the Southwestern United States and Northeastern Mexico. The Company’s United States operations focus on a region encompassing Austin, San Antonio, Corpus Christi and the Rio Grande Valley. IGX and its partners also have decades of experience in the Northeastern Mexico markets of Monterrey, Saltillo and El Paso/Juarez.
The Partners in IGX are some of the most experienced in the region having acquired or developed over 20 million square feet, both with the Company and institutional teams.
The Company goal is to provide a consistent inventory of business and industrial buildings and sites at multiple price points and targeted locations for its users while offering creative and beneficial opportunities for its investors.
Ron Mills has 39 years of experience in the office and industrial real estate markets throughout the state of Texas and Northern Mexico. He has established real estate operating companies for institutional owners in four states. Industrial Group Southwest (IGX) was founded in 2014 to consolidate “Mills” family interests and partnerships into one fully integrated real estate operating company. These companies partnered with some of the largest owners and developers of property along the Texas-Mexican Border, in San Antonio, Texas and North Eastern Mexico.
Prior to the formation of the IGX entities, Ron was the development officer for Hunt Valley Development’s Sharyland Plantations, a 6,000 acre, mixed use development along the Texas-Mexico Border that required a Presidential Permit for the new Anzaldous Bridge.
Previous experience includes Global Services Officer and Market Officer for Prologis Trust (formerly Security Capital Industrial Trust). Markets included San Antonio, Austin, Houston and the Texas-Mexico border. Prior to Prologis, Ron was with USAA Real Estate Company, Cushman & Wakefield and the Trammell Crow Company.
During his career Ron has acquired or developed directly as a member of an institutional team in excess of 21 million square feet of office and industrial properties in the United States and Mexico. His range of experience includes syndication, investment brokerage, office and industrial development and development of mixed use and cross-border developments.
Ron Mills is a partner in IDL Logistics, RJ Agave Investment Management LLC, 2A+B, LLC and TIG Central-San Antonio LLC. Ron is a licensed real estate broker in Texas. Ron is a graduate of Texas A&M University with a BBA in Finance.
DIRECTOR OF DEVELOPMENTS
Mr. Landau has been active in the commercial real estate industry throughout the State of Texas and Northern Mexico for eight years. His range of experience includes land sales, development, industrial development, and acquisitions. He is currently involved in Real Estate Holdings in San Antonio, Austin, Corpus Christi and the Rio Grande Valley.
Mr. Landau’s greatest strength is the ability to improve the development process from acquisition, through platting, predevelopment, and project completion. He is currently in the development and construction for six developments with twenty six buildings.
Mr. Landau graduated with a BS from Texas State University in Economics in 2008.
He began his career as the Marketing Manager for Santa Barbara Development Services in San Antonio and the Rio Grande Valley. His responsibilities included attending weekly meeting with all consultants and running meetings in CEO’s absence; obtaining due diligence documents on all projects: plat, site plans, Environmental; providing Site Assessments, Geo-Technical Reports, Market Study Analysis, etc.; researching and creating investment summaries to obtain financing for projects; and assisting with accounts receivables and payables. During this time he oversaw the daily property management of 10 sites and 21 buildings totaling approximately $100 million in assets.
Mr. Landau is currently a partner in Industrial Group Southwest, LLC. The Santa Barbra Group of Companies were rebranded in 2013 as Industrial Group Southwest, LLC. The partnerships currently have projects under development pre development or completed in excess of one hundred million USD. The Managing of these partnerships and companies conducted by RJ Agave Investment Management, LLC that is owned by Ron Mills and Jack Landau.
Valeri Vasquez joined the Industrial Group Southwest team in March 2014. She has over 11 years of Commercial Real Estate experience in assisting with leasing and the acquisition of properties throughout the Southwestern United States. Prior to joining Industrial Group Southwest, Valeri worked for United Fashions of Texas and B-Y Properties, operating as a legal aid to the acquisition and leasing process.
As a native Texan, Valeri Vasquez received her Associate’s Degree in Business Administration from San Antonio College and has recently earned her Bachelor’s Degree in Business Administration from the University of Texas A&M San Antonio with a concentration in International Management. Valeri has dual citizenship in the United States and in Mexico, and is also bilingual in both, English and Spanish.
DIRECTOR OF OPERATIONS
As a Principal at Industrial Group Southwest, Mr. Mills is responsible for overseeing capital operations in the IGX group of companies. His primary areas of focus are acquisitions, dispositions of IGX assets, and raising debt and equity capital. Mr. Mills joined IGX as an Associate in 2016. As an Associate, he participated in project leasing, marketing and underwriting.
Prior to joining Industrial Group Southwest, Mr. Mills worked as a Financial Analyst for Institutional Property Advisors Texas, a subsidiary of Marcus & Millichap specializing in institutional quality multifamily investment sales based in Dallas, Texas. During his time at IPA, Cullen personally analyzed and valued over $600 million in multifamily closings across the state of Texas.
Mr. Mills holds a Master’s Degree in Land Economics and Real Estate (LERE) from Texas A&M University and a B.S. in Agricultural Economics with a minor in Business from Texas A&M University. Mr. Mills is a licensed real estate salesperson in Texas. He is active in Urban Land Institute San Antonio and the Aggie Real Estate Network.
At Industrial Group Southwest, Ben Bittner is responsible for sourcing, evaluating and executing real estate investment opportunities related to new development and acquisitions of industrial assets. Mr. Bittner is also responsible for negotiating debt, drafting investment committee memorandums and investment management of existing IGX assets, inclusive of capital markets, partnerships and asset management.
Prior to joining Industrial Group Southwest, Mr. Bittner spent eight years gaining experience in various aspects of the real estate industry. He was an Investment Analyst at PM Realty Group where he underwrote ~ $2 Billion worth of value add office acquisitions. Ben also underwrote a 40 story luxury multifamily high rise building and a $1.6 Billion mixed use development opportunity. Ben conducted asset management on $850 million in existing PMRG assets and recommended exit strategies in order to maximize returns. He was an Acquisitions Analyst at Steele Properties LLC where he underwrote over $500 Million of investment opportunities and was involved in the execution of affordable multifamily investments, dispositions and refinancing opportunities. He also analyzed $2.5 billion worth of student housing deals at Beckendorf Investments and worked at Wells Fargo Home Mortgage in the mortgage restructuring industry and at NAI MLG Commercial, a full services brokerage and investment firm.
Mr. Bittner holds both a Master of Real Estate degree from Texas A&M University and a BBA in Real Estate and Marketing from Marquette University.
Mr. Bittner is active in the Aggie Real Estate Network, the REALM Marquette Real Estate Alumni Network and ULI. Ben is the Business Director for the San Antonio chapter of Texas Young Professionals.
Sergio Vazquez joined Industrial Group Southwest as Marketing Director in August 2016. He has over 15 years in Graphic Design and Marketing experience. He has directed multiple major events like Surfing Contests, Car Shows, Concerts and Sporting events.
Before joining our team, Mr. Vazquez worked for Caliente Casino as their Senior Designer. Sergio also has an entrepreneurial side, in which he has created the DosWeyes T-Shirt Company and has collaborated with Rise Project Apparel. Sergio also oversees Marketing and Design material for multiple Food chains in Mexico and Non Profit Organizations helping the community.
Sergio has a Bachelor's Degree in Graphic Design from the University UNIVER and is bilingual.
Kristel joined the Industrial Group Southwest team in November 2016. She has over 9 years of experience in the financial industry, primarily in banking and investor relations.
Prior to joining the team, Kristel managed and maintained records of capital investments and assisted in the operations of on-line continuing education program for insurance professionals.
Kristel holds a B.A. in Psychology from the University of Texas at San Antonio and is currently pursuing a Master of Business Administration from Texas A&M University San Antonio.
